How we calculate the price

The starting point is real prices from a cleaning company in Minneapolis, Minnesota: a rate per square foot plus an amount for each bedroom, bathroom and kitchen.

For other states we adjust that price using the median hourly wage for cleaners (occupation 37-2012) published by the U.S. Bureau of Labor Statistics (BLS), May 2025 data. The adjustment applies to the 70% of the price that is labor. The other 30%, supplies and travel, costs about the same nationwide.

Deep cleaning multiplies the base price by 1.8, move-in/out by 2.5 and post-construction by 3. Recurring clients get a discount: 20% weekly, 15% every 2 weeks, 12% every 3 weeks and 10% monthly.

We show a ±15% range because every home and every company is different.

Frequently asked questions

How much should I charge to clean a house?

It depends mostly on your state and the size of the home. For a 1,500–2,000 sq ft home with 3 bedrooms and 2 bathrooms, a standard cleaning runs from $120–$160 in Mississippi to $195–$265 in Hawaii. In Minnesota, our baseline, it's $155–$210.

How much to charge for a 3 bedroom, 2 bath house?

For 1,500–2,000 sq ft, a standard cleaning is roughly $135–$180 in Texas, $145–$195 in Florida and $170–$230 in California.

How much to charge for a 4 bedroom house?

With 3 bathrooms and 2,000–2,500 sq ft, a standard cleaning is roughly $170–$230 in Texas, $185–$250 in Florida and $215–$295 in California.

How much do house cleaners charge per hour?

The median wage for a cleaning employee in the US is about $17 an hour (BLS, May 2025), but a business charges much more per hour, because the price also covers supplies, travel, insurance, taxes and unbilled time. That's why pricing by home size is more reliable than pricing by the hour.

How much more does deep or move-out cleaning cost?

In our calculator, deep cleaning costs 1.8× a standard cleaning and move-in/out 2.5×. In Texas, the 3-bedroom home goes from $135–$180 to $240–$325 for a deep cleaning.

What discount should recurring clients get?

A common reference: 20% weekly, 15% every 2 weeks and 10% monthly. A recurring client is worth more than a one-time job even at a lower price per visit.

Where does the data come from?

From real prices at a Minneapolis cleaning company and state median wages published by the BLS (OEWS survey, May 2025). We update the data every year.

Estimate only. Each company sets its final price based on a visit and the real condition of the home.
